Most commercial real estate brokerage firms represent landlords and tenants in the same market, and frequently in the same transaction.  Those brokerages make the majority of their money on the landlord side, and therefore tend to favor the landlord’s positions in real estate deals.  But at Keyser, we focus on representing only tenants and buyers.  This absence of a conflict of interest ensures that the tenant or buyer’s interests are best represented.  This usually means lower rents and much better deal terms for the tenant.


Almost every purchase lease deal has built into it a commission pool for the brokers involved in the transaction. This commission pool is funded by the landlord. If the tenant is not represented by a broker, then the landlord's listing agent will generally claim the entire commission.  If, however, the tenant is represented by a broker, then the landlord’s agent must share this commission pool with the tenant's broker.  In short, tenants should retain the services of a broker to represent their interests.  The landlord is already prepared to fund the commission pool, so the landlord need not pay any more commission than they were prepared to pay in the first place.  And more importantly, a tenant who is represented by an experienced broker providing tenant-representation-only services will most likely get the best deal terms with the most favorable rents.
